HOUSE RULES:
PRIMARY GUEST & VERIFICATION
The guest who books and pays must be 21+, verified, and stay at the property for the entire reservation.
The primary guest is financially and legally responsible for all guests, damages, and rule compliance.
A separate e-signed Rental Agreement and government-issued photo ID are required prior to arrival. Failure to complete the Rental Agreement and provide Photo-ID result in termination of the reservation subject to any applicable cancellation fees.
CANCELLATIONS & TRAVEL ISSUES
All cancellations follow the policy selected at booking.
No refunds for weather, travel delays, illness, events, or personal circumstances.
Travel insurance is strongly recommended.
NO THIRD-PARTY BOOKINGS
Reservations may not be booked on behalf of others.
The booking guest must be the guest staying at the property.
Unauthorized third-party bookings may be canceled without refund.
GUEST COUNT & OCCUPANCY
Maximum occupancy: 10 guests at all times.
Only registered guests are permitted on the property.
Exceeding occupancy limits may result in immediate cancellation without refund.
NO PARTIES OR EVENTS
This is not a party or event property.
Parties, events, or unauthorized visitors are strictly prohibited.
Violations may result in immediate termination, enforcement fees, and a minimum $500 fine.
QUIET HOURS
Quiet Hours: 12:00 AM – 8:00 AM
Loud or amplified music is prohibited at all times.
Please respect our residential neighbors.
CHECK-IN & CHECK-OUT
Check-in: 4PM
Check-out: 11AM
Early check-in or late check-out requires booking additional nights and is subject to availability.
Staying past checkout may incur $50 per half-hour plus damages if cleaning is delayed.
For security, we do not allow luggage drop off/storage, however we can connect you with several local companies that provide luggage services, along with exclusive discounts.
PARKING
Complimentary parking is provided in the free lot in front of the townhome. While we have never had an issue with parking, we do ask that you limit your parking to one vehicle in effort of providing ample parking for our neighbors and their guests. We are not responsible for any vehicle(s) parked, nor for any vehicle parked in an unauthorized location being towed or booted. Please plan and park responsibly.
Taxis, Uber, Lyft, MetroLivery, Fetii, and NET Rides are always available and oftentimes end up being cheaper than renting a car and driving due to the high parking fees downtown and other areas. We suggest you consider this when making your decision about transportation.
ENTRY CODE
We use a keyless locking system. Your personal code will be sent at 11 AM local-time on arrival day, and programmed to begin and expire on your rental dates. Please remember the code is good for the entire length of your stay so do not give it out to anyone other than the registered Guest(s) to prevent security issues. Also, watch your surroundings when entering and/or talking about the key code. This is for your safety and the safety of our Rental. You are responsible for the Rental and its content during the dates/times of this agreement.
NO PETS
We love the fur babies, but we chose to make this home pet-free due to many people being allergic to them.
This includes pets of any kind whatsoever. Undisclosed pets incur a $300 minimum fine and possible termination without refund. We appreciate your understanding!
MAY NOT BE SUITABLE FOR INFANTS/CHILDREN
The rental is not suitable for children or infants (0-12 years) due to safety concerns: stairs, balconies, and lack of overall child-proofing.
PLUMBING – NO FLUSH POLICY
Only bodily waste and toilet paper may be flushed.
Do NOT flush wipes (even “Flushable”, paper towels, feminine products, diapers, cotton products, trash, food, or other items. Plumbing blockages caused by improper flushing will result in a service call and repair charges bill to Guest.
NO TAMPERING WITH EXTERIOR SECURITY CAMERAS, SECURITY ALARM DEVICES/MOTION SENSORS, OR FIRE ALARMS
EXTERIOR Security cameras are in use at all times to ensure compliance with our House Rules and for the protection of our property, and most importantly, our Guests.
There are NO INTERIOR cameras, nor any cameras facing the interior of the home.
Tampering with or disturbing our security cameras is strictly prohibited and will result in the immediate termination of the reservation without a refund as a security breach violation of our House Rules.
Security Cameras are Located on exteriors to monitor activity in these areas and in front of and behind the rental.
NOTE: We do have motion detectors and entry sensors throughout the home but rest assured there are NO CAMERAS inside the premises. Please leave the motion detectors and sensors as they are during your stay as we do activate the alarm in between guest stays.
NO SMOKING OR ILLEGAL ACTIVITY
This is a strictly smoke-free property (including vaping) indoors.
No illegal drugs or underage drinking.
Violations result in immediate termination and forfeiture of deposits.
Drug use of any kind and/or the consumption of alcohol by underage guests WILL RESULT in the immediate termination of the reservation without refund and an automatic forfeiture of the security deposit.
FURNITURE & PROPERTY CARE
Furniture and décor may not be moved.
Damage or unauthorized rearranging may result in charges.
Housekeeping does mandatory inventory checks after each visit so for sake of ease, we ask that all furniture and decor remain in the same place as it was when you arrived.
DECORATIONS
No tape, nails, adhesives, glitter, or confetti.
Wall damage or excessive cleaning will result in additional fees.
COMMERCIAL USE
No photography, filming, or commercial activity without written approval.
Additional fees and agreements may apply.
NO SPRAY TAN / TANNING, PEROXIDE, OR HAIR DYE PRODUCTS
Spray tanning equipment or aerosol tanning is not allowed, and charges to clean or replace stained linen, towels, or surfaces may be charged to the security deposit.
BREAKAGES
We understand that sometimes accidents happen! Should you break anything please let us know immediately – if it’s minor we usually won’t charge. If it’s a larger issue (e.g. the TV screen!) we would like to work with you to resolve the issue before you leave to avoid any issues later.
NO PERSONAL MAIL/DELIVERIES
Shipments or mail (FedEx, UPS, USPS, Courier, etc.) of any kind is prohibited. If you must receive a package during your stay, have it shipped to the nearest FedEx, UPS, or USPS location for pickup.
We are not responsible for any packages you attempt to have delivered to the townhome.
RESTRICTIONS
No services may be charged to the rental. No transferring your rental time to another person(s) or registering under a false name/false age or exceeding the maximum occupancy at any time. Violation of any rules results in additional fees as outlined, forfeits the deposit and any rent paid, and results in agreement to vacate the Rental Property at the Owner’s discretion.
TOWELS/LINENS
No removal or house towels or linens. Missing items are charged $50 per item. Please help by doing your part to prevent damage to our linens. Use the black or chocolate brown makeup towels provided when removing makeup or when using harsh chemical cleansers, etc. that may bleach or harm our towels. Accidents happen, but we do ask that you notify us of any spills or potential stains caused during your stay so that we may have Housekeeping attempt to address them. Excessively stained linens incur: $25 laundry fee, or replacement costs if permanently damaged.
EXCESSIVE CLEANING FEE
Cleaning beyond standard turnover due to unreasonable mess, stains, spills, odors, biohazard/bodily fluids, glitter/confetti, improper trash disposal, or conditions requiring additional time, labor, or specialized treatment. Additional fees of $100-$250, or the full replacement cost.
NO OPEN FLAMES/CANDLES/FIREWORKS
Lit candles are strictly prohibited due to the potential for fires damage and potential safety concern for our Guests and our neighbors. Use of candles is a serious violation of our HOA rules. Please enjoy the battery operated candles that we provide as a safe and beautiful alternative.
Additionally, please do not start any flame of any kind as doing so would be in direct violation of our local ordinances.
FIREARMS
Firearms are not permitted inside the property.
If present, they must be secured out of sight in a locked vehicle
ACKNOWLEGEMENTS
This is a 3-story rental, stairs required.
RIGHT TO REFUSE & REMOVE GUESTS
If the guest(s) fail(s) to check out on time, causes damage(s) to the condo, or engaged in a prohibited use of the condo, or if the guest(s) fail(s) to vacate the condo upon written or oral request, guest(s) may be summarily removed from the condo with the assistance of Tennessee Law Enforcement in compliance with local laws and according to Tennessee statutes.
FINAL NOTE
Failure to follow House Rules may result in immediate cancellation, removal from the property, and additional charges as permitted by law.
