AGREEMENT TERMS:
No rentals under 21 years of age. Age verification required via copy of photo ID in your Rental Agreement. Reservations made under false pretense are null and void and check-in will not be allowed or Guest(s) will be asked to vacate the Property/Rental.
Check-in is after 4:00 P.M. (CST). PEAK SEASON AND HOLIDAY CHECK-INS MAY BE AS LATE AS 5:00 PM (CST). There is a possibility that check-in may be unavoidably delayed due to cleaning, maintenance issues, and/or during peak season times of the year. No rate reductions will be given due to a check-in that is unavoidably delayed. While an extremely rare occurrence, your patience is appreciated in these circumstances.
Check-out is 11:00 am (CST). Your door code will expire at 11:15 am (CST), unless an adjustment was requested by the Guest(s) and agreed to by the Owner in advance. In the event that you are late checking out of the Rental, without prior approval from the Owner, a late fee of $50 (1 -2 hours) up to $250 (2+ hours) may be required, as the unapproved delay may severely affect cleaning and maintenance schedules, and in turn impact the check-in time for future Guest(s).
For security, we do not allow luggage drop off/storage, however we can connect you with several local companies that provide luggage services, along with exclusive discounts.

Must climb stairs – there are stairs required to access the rest of the home from the main entrance and entertainment space on the lower level.
Laundry is not available for standard stays. For extended stays, laundry access may be granted by special request only. Laundry is located in the garage, which is generally closed to guests and monitored by a security camera.
This house’s true 4th Bedroom is zoned in the basement lounge, the largest room in the house, which is used as the main entrance, entertainment/bar/gathering space. A convertible sofa bed (full/double) is available in this room, however the closet is locked and not open for guest use. Privacy and comfort are extremely important to us, so rather than utilize The Lounge as a bedroom, we created a separate space upstairs, “The King Converted Room”, where everyone can have their own large, private, sleeping quarters and all guest accommodations and bathrooms are on the same floor. That way, night owls can enjoy The Lounge and outdoor space without disturbing the rest and relaxation of others in their group. The King Converted Room is the most spacious private sleeping room featuring a king size bed, blackout shades, luggage racks, bi-fold doors, and a flat screen TV with premium Cable and Netflix—this room has a secondary exterior door with access to the front porch.
Garage is locked and not available for Guest use.
Supply closet in Queen Guest Room is locked and not available for Guest use. A hanging rack and hangers are available behind the entry door.
DEPARTURE RESPONSIBILITIES
It is your responsibility to leave the Property/Rental reasonably clean and in damage-free order, or additional charges may apply. Please discard all perishable items from the refrigerator, clean off all food from kitchen utensils and cookware. Trash should be secured in a plastic bag and disposed of in one of the designated receptacles outside. No trash or food items should be left inside the Rental. All used towels should be placed in the bath tub or provided laundry baskets. Ensure all entry doors and windows are locked upon your departure.
OCCUPANCY AND MAXIMUM GUEST(S)
The maximum number of Guest(s) is limited to the actual sleeping capacity for the Rental. Guest(s) who exceed the maximum occupancy are subject to immediate eviction and forfeiture of all rental payments. The allowable occupancy for Property/Rental is based on the following sleeping arrangements:
2 persons per bed, 1 persons per sleeper sofa. Non-compliance with these policies could lead to an immediate eviction. (Max Occupancy: 9)
ENTRY CODE
We use a key-less locking system for our home. Your personal code will be programmed to begin and expire on your rental dates. The key-less lock helps prevent lockouts and increases security. Please remember the code is good for the entire length of your stay so do not give it out to anyone other than the registered Guest(s) to prevent security issues such as theft. Also, watch your surroundings when entering and/or talking about the key code as others could be looking out to obtain the code that way. This is for your safety and the safety of our Rental. You are responsible for the Rental and its content during the dates/times of this agreement. In addition to the key-less locking system, a physical key is provided inside a secure lock-box (separate code required). Lost keys and/or locked out requests due to not returning the external key to the lock-box will require a fee of $100.
TOWELS/LINENS
While linens and bath towels are included in the home, daily maid service is not part of the rental rate. We do not permit towels or linens/bedding to be taken from the Property. Cleaning fees charged upon booking are for the standard cleaning, laundry and stocking required to prepare the Rental for the next Guest(s). We try to provide you with an extremely nice home, so we ask that you please take good care of it. If you would like to have a housekeeper come in mid-week at a charge, please contact us and we will arrange it for an additional fee.
ENERGY CONSERVANCY
We try to do our part to minimize waste and conserve energy between reservations. Thus, we ask that Guest(s) ensure all doors and windows are closed and locked securely before leaving the Property/Rental at any time. Additionally, the thermostat may be turned down/up in between arrivals. Guest(s) agree never to adjust settings on refrigerators or freezers, nor to attempt to “quick cool room-temperature beverages”. If you feel there may be an issue with an appliance, contact the Owner and we will devise an acceptable solution, inspection, and/or repair. Guest(s) may also request setup and use of large coolers free of charge. Owner will fill/supply bagged ice for coolers at an additional charge.
PET POLICY
Pets (other than Service Animals) must be disclosed and approved in advance. Only dogs are accepted, limited to 1. Dogs are not allowed on furniture or beds and must be crated if left indoors unattended. We will supply one XL dog crate, bedding, and bowls upon advance request. A pet fee applies to cover the additional cost of deep clean following departure; this is to reduce potential allergens that may disturb future Guest(s). Damages including chewing, scratching, soiling, spraying or evidence of pets on furnishing and beds will result in additional fees equal to the cost of further cleaning ($250), full cost of repair, and/or the replacement value of the item incurred by the Owner.
CONDUCT OF GUEST
Absolutely no house parties allowed. The Rental must be used for residential purposes only and you must peacefully occupy the Property, abide by the house rules and not interfere with your neighbors. You are solely responsible any persons or pets on the Property during the rental period. You must not permit any activities on the premises which are contrary to any law, ordinance and/or applicable Health, Fire Department, or Insurance Company provisions. These are strictly enforced and any violations will result in forfeiture of all deposit, rent, and immediate eviction.
OWNER’S RIGHTS
Owner has the right at any time to refuse to rent to anyone without exception. Owner or representative has the right to enter the Rental for repairs, maintenance, inspections or emergencies. While every reasonable attempt will be made to contact our Guest(s), entrance to the Rental may be necessary in Guest(s) absence, although highly unlikely. Adult Guest(s) cannot refuse to let an authorized contractor or technician in to do their job. For safety, you can call the Owner to verify before allowing him/her to enter. In the unlikely event access is required during the reservation dates, the Owner will provide the name, phone number and time expectancy of the representative to the Guest(s) with at least 30 minutes advance notice.
DAMAGES AND BREAKDOWNS
We make every effort to ensure the Rental is cleaned and inspected before your arrival. However, we encourage you to perform a quick inspection upon arrival and immediately report any damage or problems to us; otherwise you may be held responsible for these damages. Please promptly notify us of any mechanical, electrical, plumbing or other problem with the premises. We will make every effort to correct any problems as soon as possible. In the event that a mechanical failure does occur during your stay we will call a service to repair, based on the emergency. You are renting from an Owner and we will call our personal authorized warranty/service contractors. Guest(s) must not request or schedule any contractors or technicians directly, nor attempt to repair or replace damages and breakdowns.
Please be advised that the Property you are renting contains certain amenities (Cable, Internet, and Electricity) which may from time to time not be fully functional, operational, or may be under repair outside of the Owner’s control such that the use of these amenities may be unavailable or limited during your stay. In this context, while we recognize and regret any resulting inconvenience to our Guest(s), the Owner of the Rental will not be responsible for any such events of outage or unavailability and shall have no responsibility or obligation to grant any discount or refund of any of the rental fee as a result of any such reasonable circumstances.
GAS HEATER, CARBON MONOXIDE & FIRE ALARMS
All rooms are heated by a natural gas powered central heating and air system. The Lounge also has a natural gas powered wall unit as an additional and/or emergency heat source. Guest(s) are to follow posted operation instructions, and agree never to tamper with, unplug, move or otherwise interfere with the carbon monoxide detector below the unit or the Rental’s integrated smoke alarms. The secondary gas wall unit must not be used if the door to the upper level at the top of the stairs to the kitchen is closed, and can never be left on unattended. The Guest(s) accepts responsibility for safe operation of the gas wall unit, and agrees to liability for the full amount of any damages incurred due to negligence, unsafe, improper, or unintended use occurring during their stay.
OUTDOOR GRILL & FIRE-PIT
A custom built-in grill is available on the back patio entertainment space. Charcoal is the only allowed heat/cooking source (no wood, wood-chips, Fire-starter logs, etc.) Coals must be extinguished property and completely, and never left unattended. Guest(s) accept responsibility for safe operation of the grill, and agrees to liability for the full amount of any damages incurred due to negligence, unsafe, improper, or unintended use occurring during their stay. Excessive, unsafe and/or improper use of lighter-fluid and/or other potential fire hazards are strictly prohibited. A fire extinguisher is available under the nearby bar sink in The Lounge in case of accident or emergency, as well as under the sink in the upstairs Kitchen. Owner is not responsible for any damages or injury resulting from Guest(s) use of the grill structure.
A fire-pit is available for Guest(s) enjoyment year round. Guest(s) assume full responsibility for safe use and accepts liability for the full amount of any damages resulting from negligence, unsafe, improper, or unintended use occurring during their stay. Guest(s) agree any use of the fire-pit will be extinguished property and completely, and never left unattended.
Charcoal, firewood, and starter logs are not provided under insurance requirements. These items are readily available at nearby grocery and convenience stores.
INTERNET
We have a secure wireless internet in the rental for your use. However, due to various environmental and technical conditions (signal strength, computer WiFi reception, configurations, etc.) we cannot guarantee this connection will be reliable at all times.
FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the Guest(s) will not be permitted to check-in. Age Verification may be requested upon check-in. The minimum age to make a reservation is 21 years old. This policy includes reservations made by parents or guardians who do not check-in, and/or who leave overnight during the length of the stay. Only Guest(s) included in the Rental Party (Renter/Guest(s)) shall be allowed in the Rental and/or on the Property. Any violation will result in eviction and forfeiture of all rental payments.
PERSONAL BELONGINGS
We are not responsible for any acts of loss, theft, vandalism or other damages to any personal property nor for personal items left by Guest(s) at departure. Make sure all ingress/egress doors and windows are secured check the Rental/Property completely before departing. In the event items are left behind and they are found by housekeeping personnel, Owner or representative it may be possible for those items to be returned. Appropriate fees will be charged for packaging and shipment.
LOCK DOORS & WINDOWS
Verify all doors are pulled shut and locked each time you leave. You will be responsible for any items missing or damaged due to unauthorized entry. In the event you forget your entrance code, please call the Owners for the forgotten code or a new code. We recommend you put your code in your cell phone or have a copy in your bag. Do not speak your code out loud for your protection of someone overhearing.
CANCELLATIONS OR SHORTENING RENTALS
Cancellations must be made 30 days or more prior to scheduled arrival to receive 100% refund. There will be no refund for date changes once the initial refund period has expired. Please let us know as soon as possible if your plans change so we can work to re-book the dates.
TRAVEL INSURANCE
We are not responsible for travel delays, flight or event cancellations, or other trip interruptions. We cannot adjust rates or arrival/departure times due to any such issues that may arise. Travel insurance is strongly recommended and widely available via a simple web search. Additionally, links for a few trip protection policies are included for added convenience when completing our electronic rental agreement. We are in no way affiliated with insurance providers. You must reach out to your policy provider directly prior to canceling, and refer to any communications with the insurer for any policy details or information. We have chosen cancellation policies we feel are fair, in addition to providing additional information to further protect your trip with travel insurance – our policies are firm.
INOCCUPANCY DUE TO PROPERTY DAMAGE
All reservations are done in good faith with the full intention of the dates being available as agreed upon. However, should the Property/Rental be damaged by an unforeseen storm/hazard/circumstance and not be available to be occupied prior to the start of the agreed upon rental dates, both the Guest(s) and Owner agree that any rent paid in advance will be fully refunded and the Guest(s) will hold no other liability against the Owner. In these instances, as a courtesy, Guest(s) will be notified as far in advance as possible.
RESTRICTIONS
No services may be charged to the rental. No transferring your rental time to another person(s) or registering under a false name/false age or exceeding the maximum occupancy at any time. Violation of any rules results in additional fees as outlined, forfeits the deposit and any rent paid, and results in an agreement to vacate the Rental Property at the Owner’s discretion.
ADDITIONAL TERMS
NO SMOKING POLICY: (smoking allowed outdoors only) The Owner is committed to providing a safe, healthy, and pleasant communal environment for all Guest(s). Smoking of any forms (such as cigarettes, cigars, marijuana, hookah, etc.) is prohibited inside of our building. Guest(s) are welcome to smoke outdoors, however all cigarette ash and butts must be disposed of properly and completely in trash receptacles. Guest(s) who violate this policy are subject to a fine of $250, immediate removal from the Property without refund, and will result in full loss of rent payment.
QUIET HOURS POLICY: Guest(s) agree to behavior acceptable for quiet hours from 10PM to 8AM in and around the Rental and Property. Guest(s) agree to quiet, considerate, and respectful behavior that would not disturb neighbors’ right for peaceful and quiet sleep. Guest(s) are subject to immediate removal from the Property without refund if a noise complaint is received, security cameras detect over occupancy, and/or an alert from a NoiseAware decibel monitoring devices is received by the Owner indicating unacceptable levels.
CLEANING: Guest(s) are expected to pick up after themselves before departure. The cleaning fee included in the charge at the time of booking in meant to prepare the Property/Rental for the next Guest(s) arrival and does not include excessive cleaning such as scraping burnt pots and pans, removing mud from the interior space, etc. Use of glitter and spray tan in the Rental is strictly prohibited.
HOUSEKEEPING: Owner does not permit the removal of any furnishings or belongings from the Rental/Property. The Owner does not provide daily housekeeping service, Guest(s) are responsible for maintaining condition during rental period. The rental rate includes linens and bath towels that can only be used inside the rental space. Only use appliances for their intended uses. Any garbage must be stowed in the proper garbage or recycling receptacles located on the Property. Do NOT flush anything other than toilet paper products. If it is found that feminine products, condoms, or anything other than toilet paper and bodily waste has been flushed, you will be charged additional damages in the amount of the total repair cost incurred by the Owner.
SECURITY SYSTEM, EXTERNAL CAMERAS AND DECIBEL MONITORING DEVICES IN USE: The Property/Rental is equipped with a monitored security system including door and window sensors, motion detectors, integrated smoke alarms, and exterior security cameras. Additionally, NoiseAware decibel monitoring devices are in use and will send alert to the Owner if noise/sound exceeds an acceptable level. Guest(s) agree not to tamper with, change the orientation of, cover up, or otherwise disturb any component of the security system, external camera system, or NoiseAware devices. Your booking of this Property/Rental acknowledges the safety and security measures in place for the protection of both the Owner, Guest(s) and Neighbors, including but not limited to camera presence on the exterior (there are no cameras inside or facing outdoor entertainment spaces).
SAFE AND HARMONIOUS COMMUNITY POLICY: Guest(s) are expected to behave courteously. Guest(s) who disrupt peace and create tension with neighbors may be removed from the Property under the laws governing transient vacation rental businesses. The Owner reserves the right to refuse service to individual(s) who pose the risk of harm to themselves and others. Individual(s) who exhibits verbal or physical threats, psychological imbalance, odd behavior that threaten safety and peace of the community will be removed. If difficulties arise then local law enforcement will be called for intervention and criminal charges may be filed.
NO FIREARMS ALLOWED IN THE RENTAL SPACE AND PREMISE (store in a LOCKED SAFE in your LOCKED car): A valid concealed carry permit does NOT authorize you to carry a concealed weapon in our private rental space or building grounds. Pursuant to Davidson County Code, no person shall possess, have control of, convey, or attempt to convey a deadly weapon or dangerous ordinance on to these premises.
GUEST(S) LIABILITY: You agree to accept sole responsibility and repayment liability for any theft or damages caused to the Property and/or its contents (other than normal wear and tear) by Guest(s), pets, or other persons during the reservation period, including but not limited to: doors, windows, walls, flooring, fixtures, electronics, security systems, cameras and monitors, audio visual equipment, beds, artwork, furniture, mattresses, carpet stains, misuse of appliances and furnishings, linens.
INACCESSIBLE AREAS: The Lounge closet, Queen Guest Room supply closet and Garage interior and exterior doors are locked and inaccessible from Guest(s) use. This home is a private residence and may be owner-occupied when not rented. Theft, tampering, removing, or otherwise accessing or attempting to access locked areas identified above will result in a fee of $250, immediate removal from the Property without refund, and may result in criminal charges.
NO MOVING OF FURNITURE/ACCESSORIES
Rearranging or moving around furniture and/or accessories or decor is strictly prohibited. Moving these items can cause damage to the home, the item, or to you personally and is therefore not allowed.
WAIVER OF CLAIMS, RELEASE, INDEMNITY, AND HOLD HARMLESS: Guest(s) understands that the Property/Rental is being rented is a Transient Vacation Rental/Short-Term Rental. Its defining characteristic is the rental is for less than 30 consecutive days. Guest(s) acknowledge that staying at a Property/Rental managed by the Owner is wholly voluntary. The Owner does not assume any liability for loss, damage or injury to persons, their personal property, or their vehicles, and does not warrant or guarantee the safety of Guest(s) during their rental period. Guest(s) agrees to report any hazardous conditions that may cause damage or injury to persons, their personal property, or the Property/Rental itself. Guest(s) understand the Owner does not accept liability or any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control. No refund is given for weather, natural disasters, road conditions, airport closures, or any other reason unless the State of Tennessee including Davidson County and/or the city of Nashville issue a “State of Emergency or Mandatory Evacuation Order” in a 5 mile vicinity of the Property/Rental for the unused dates of reservation. Guest(s) are assuming full responsibility for choosing to stay at this Property/Rental. If the Property/Rental should be destroyed or become uninhabitable prior to Guest(s) taking possession any and all funds received by Owner are to be returned to Guest(s). Guest(s) agree that the Owner and/or Owner’s Agents are not liable for any damages or injury to any Guest(s), or to any of their respective personal property, from whatever cause arising from occupancy of the premises. Guest(s) specifically agree to hold Owner, and/or Owner’s Agents, harmless, and indemnify them from any such damages and/or injuries, including court costs and attorney’s fees.
Failure to follow these rules may result in some or all of your deposit and/or rental rate not being returned. Guest(s) agree to reimburse the Owner for costs incurred to repair/replace damaged items that may exceed above and beyond any security deposit.
