This Renter Agreement (“Agreement”) is made and effective {BBKDT} (“Agreement Date”) between {MYCOFULL} (“Owner and/or Manager”) and {CFULL} (“Guest”) regarding the property known as {PDISPNAME} (“Rental Property”, “Property”) which is located at:

This Agreement applies to the Guest’s stay at Rental Property from {BARR} to {BDEP} but also applies to any other dates which may be included if the reservation is changed.
This Agreement applies to all members of the Guest’s party no matter the age or affiliation. Guest acknowledges that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest’s party and anyone else permitted onto the Rental Property by the Guest.
In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions:
Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests’ obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest’s breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the website or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind.
Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair.
In the event Guest wishes to terminate this agreement, Travel Insurance, Card Processing Fees (Booking & Refund), Cancellation Fees, Damage Protection, and any processing or administrative fees are non-refundable. I acknowledge travel insurance was available and recommended at booking and accept responsibility for the decision whether or not to protect my trip from unexpected circumstances. A security deposit is held as an authorization prior to arrival and released after checkout provided no damages or rule violations occur. The automatic reserve is conducted by putting a hold on the Guest’s credit card for the amount of {BSDAMT} exactly {BSDRS} day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send {BSDAMT} by check to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within five (5) business days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration. Security Deposits are “Holds”, they are never charged except in the event of damages.
Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18.
No refunds will be given due to temporary outages outside of the Owners control, weather events: rain, flooding, snow, construction at adjacent properties, flight delays, or other transportation issues.
Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.
Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
This agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
By booking a reservation, Guest agrees to these, and all other Terms & House Rules.
TERMS & HOUSE RULES
Please review carefully. By booking and occupying this home, you agree to all terms below.
PRIMARY GUEST RESPONSIBILITY & ID REQUIREMENT
The individual who books and pays for the reservation (“Primary Guest”) must be present for the entire stay.
The Primary Guest must be at least 21 years old, meet all verification requirements, and is legally and financially responsible for:
All guests
Any damages (accidental or intentional)
Compliance with all House Rules
A separately e-signed Rental Agreement is required to finalize the reservation and access the home.
A government-issued photo ID for the Primary Guest is required for city compliance and insurance requirement.
Failure to complete the Rental Agreement or provide ID may result in cancellation or termination, subject to applicable cancellation policies.
NO THIRD-PARTY BOOKINGS / NO LOCAL GUESTS
Reservations must not be booked on behalf of someone else.
The booking guest must be the Primary Guest staying at the property.
Third-party reservations violate House Rules and platform policies (Airbnb, VRBO, etc.) and may be canceled without refund.
If you believe you have a unique circumstance, contact us before booking for written approval.
GUEST COUNT & OCCUPANCY LIMIT
Maximum occupancy at any time: {PMAXGUESTS}.
Occupancy may never exceed the guest count listed on the reservation.
Exceeding occupancy limits may result in immediate termination without refund.
Guest count changes must be updated prior to arrival.
CANCELLATIONS, CHANGES & NO-SHOWS
All cancellations follow the policy selected at booking.
No refunds are issued for:
Date changes after the refund window (30 days before arrival)
Shortened stays
No-shows
TRAVEL INSURANCE (STRONGLY RECOMMENDED)
We are not responsible for travel delays, flight or event cancellations, personal circumstances (including illness or injury), weather, or other unforeseen interruptions.
Rates and dates cannot be adjusted due to travel issues.
Travel insurance is highly recommended.
Insurance resources are provided during Rental Agreement completion for convenience.
All cancellation policies are firm.

We want you to celebrate responsibly.
Parties, events, or unauthorized visitors are strictly prohibited.
Violations result in:
Immediate termination without refund
Enforcement fees
Minimum fine: $500, up to total costs incurred by the Owner
DECORATIONS & CLEANLINESS RESTRICTIONS
Prohibited:
Tape, glue, nails, pins, staples, adhesives
Exterior signage
Glitter or confetti
Important Notes:
Wall damage from decorations will be charged in full.
“Wall-safe” décor is used at Guest’s own risk.
Decoration setup assistance may be available with advance notice and additional fees.
Minimum damage or excessive cleaning fine: $100+
CHECK-IN / CHECK-OUT

Check-out: 11AM
Early arrival / late departure:
Early check-in before noon requires booking the prior night. Discounted add-on nights become available 5 days before arrival, subject to availability. You will be notified automatically if a slightly earlier check-in becomes available for free, there is no need to request.
Late check-out is not available. Discounted add-on nights become available 5 days before departure, subject to availability. All late checkouts require a post-night add-on, blocking the night from being booked by other travelers.
Staying past checkout incurs $50 per half-hour, plus damages if it delays cleaning.
PARKING
Free street-parking is available all around the home on a first-come, first-serve basis. While we have never had an issue with parking, we do ask that you limit your parking in the effort of providing ample parking for our neighbors and their guests as well. We are not responsible for any vehicle(s) parked, nor for any vehicle parked in an unauthorized location being towed or booted.
Taxis, Uber, Lyft, Fetii, and MetroLivery are always available and oftentimes end up being cheaper than renting a car and driving due to the high parking fees downtown and other areas. We suggest you consider this when making your decision about transportation. Additionally, nearby bike and scooter rentals offer another convenient way to get around, but please use caution when operating and obey traffic laws.
We are not responsible for towing, booting, or vehicle damage. Please park responsibly.
NO PETS

Furniture and décor may not be moved.

NO COMMERCIAL USE
No photoshoots, filming, or commercial activity without prior written approval.

LINENS, TANNING & PERSONAL PRODUCTS
No spray tanning or products containing color, peroxide, or bleach
Makeup towels and wipes are provided
Excessively stained linens incur:
$25 laundry fee
Replacement costs if damaged
EXCESSIVE CLEANING FEE
Cleaning beyond standard turnover due to unreasonable mess, stains, spills, odors, biohazard/bodily fluids, glitter/confetti, improper trash disposal, or conditions requiring additional time, labor, or specialized treatment. Additional fees may apply.

OWNER RIGHTS & MAINTENANCE
Owner/Representative may need to enter for maintenance, inspections, or emergencies with prior notice given.
Guests may not refuse access to authorized personnel.
Guests may not schedule or attempt repairs themselves.
LIABILITY, DAMAGES & LEGAL ACKNOWLEDGMENTS
Guest assumes full responsibility for:
Damages
Injuries
Personal property
Guest agrees to indemnify and hold the Owner harmless.
Guest certifies they are an authorized cardholder and will not dispute valid charges.
All stays are temporary and non-residential.
RIGHT TO REFUSE SERVICE & REMOVAL
Violations may result in:
Immediate termination
Removal with assistance of Tennessee law enforcement
Forfeiture of rent and deposits
FORCE MAJEURE / UNINHABITABLE PROPERTY
If the property becomes uninhabitable prior to arrival:
All paid rent and deposits will be refunded
No further liability applies
ERRORS & OMISSIONS
All information provided is deemed reliable but not guaranteed.
The Owner is not responsible for errors, omissions, or inaccuracies appearing in listings, marketing materials, or on third-party booking platforms.
All content is provided in U.S. English. The Owner is not responsible for translation errors or omissions made by booking platforms or third-party services.
In the event of any discrepancy, the terms of the executed Rental Agreement shall govern and supersede all prior representations.
FINAL ACKNOWLEDGMENTS
This Property is located in an urban neighborhood of Downtown, Nashville, and has a potential for outdoor noise as there are buildings, businesses, parks and a stadium are nearby.
Must climb stairs – there are stairs required to access the Front Door from the street, as well as the rest of the home from the Main Entrance and Entertainment Space on the First Floor. This Property is a 3-Story Home with a flight of stairs, a landing, and another flight of stairs between each Floor, which may not be suitable for small Children or Persons who have difficulty climbing stairs.
Some areas are locked/inaccessible and unavailable for Guest use including: the large separate closet off the entrance to the Master Bedroom (a luggage/hanging rack is available in the Master Bedroom); the large Pantry Closet off the Kitchen (plenty of cabinet and storage space is available in the Kitchen); and the Storage Closet in the Third Floor Room. A Coat Closet is available for Guest use on the First Floor, as well as closets in each of the Queen Guest Bedrooms on the Second Floor.
By completing a reservation, Guest confirms:
They are over the age of 21
They have read and understood all rules
They accept full responsibility for themselves and their party
They agree to comply with all federal, state, and local laws
