Bluebird is Nashville done differently. This first-floor 1920s historic condo sits a few hundred feet from Belmont University, half a mile from 12 South, and under a mile from Vanderbilt. You’re not in downtown’s honky-tonk orbit. You’re in a real Nashville neighborhood — one where people actually live, eat well, and walk to things.
Hillsboro Village is one of those rare Nashville pockets that managed to grow up without losing its character. It’s quietly walkable in the best sense: independent bookshops, longstanding coffee spots, restaurants that have been around longer than most of Nashville’s new condos, and a street energy that belongs to residents, not tourists. You can leave the car parked on the street for two days straight and have a completely full experience without moving it.

Martin’s is the real deal — whole hog, low-and-slow, West Tennessee-style barbecue that draws a crowd at lunch and dinner. The 12 South location puts it half a mile from your door. Get the pulled pork sandwich, get the banana pudding, don’t argue with the process. It’s loud, it’s communal, and it tastes exactly like the South.
One of Nashville’s most beloved institutions, now in its second chapter at 2013 Belmont Blvd. Originally opened in 1975 by the Myint family, it was one of the first places to bring Thai and Lao cuisine to Nashville. The current iteration — run by siblings Arnold and Anna Myint — carries that legacy forward with serious skill. Order early on weekends; the steam table goes fast.
Nashville’s oldest burger joint, operating in a converted trolley car at 2102 Blair Blvd since 1927. Practical note: Most Hillsboro Village and Belmont Blvd restaurants don’t have private lots. Street parking on 21st Ave S and adjacent streets is your best bet during off-peak hours. If you’re driving to Martin’s or Arnold’s, go early or expect a short wait for a spot.

Margaritas, tacos, ice shots — it’s loud and intentionally so. A reliable pre-game or end-of-night stop when you want something lively without the honky-tonk chaos of Broadway.

At 1812 21st Ave S, Fido has been a Hillsboro Village anchor since 1996 — an all-day café with serious coffee (Bongo Java roasted), a full menu from breakfast through late lunch, and exactly the kind of lived-in atmosphere where you’ll see remote workers, Belmont students, and neighborhood regulars all sharing the same space without any of it feeling forced. 2011 Belmont Blvd — practically across the street from Bluebird. Proper Bagel does exactly what it says: real bagels, made properly, with an array of cream cheeses and sandwich builds that hold up to New York scrutiny. Open 8am–3pm daily. The line moves, the bagels are worth it, and if you go on a Saturday morning you’ll understand why the neighborhood regulars show up early. Limited off-street parking; street parking is your friend here.
Live Music & Nashville Nightlife Near Bluebird

Belmont University
Belmont University is not just geographically adjacent to Bluebird — it shapes the character of the entire neighborhood. Founded in 1890 on the former Belmont estate, it’s one of Tennessee’s largest universities with strong programs in music business, nursing, and the arts. The campus is open and walkable, with manicured grounds that double as a nice morning walk. If you’re here for graduation, convocation ceremonies fill the Fischer Center and surrounding campus — all of it within easy walking distance of your door.
Vanderbilt & Vanderbilt Medical
Vanderbilt University and the Vanderbilt University Medical Center are under a mile from Bluebird — a meaningful proximity if you’re here for medical reasons, a clinical rotation, or a nursing assignment. VUMC is a Level 1 trauma center and one of the Southeast’s major academic medical systems. St. Thomas Hospital, another major Nashville healthcare facility, is 2.2 miles out. The immediate Hillsboro Village shopping district along 21st Ave S is walkable from Bluebird. This is the neighborhood’s main commercial strip, and it’s been that way for decades.

The closest full-service grocery is Kroger on Belmont Blvd — under half a mile from the property and open late. It covers everything you need for a fully-stocked kitchen stay: produce, wine, prepared foods, and all the basics. If you’re planning a longer stay and want to cook properly, Kroger is your anchor. There’s a Whole Foods and other options a short drive away if you prefer organic-first shopping.
Parking
Bluebird comes with free on-site parking access and free street parking on the surrounding neighborhood streets. This is not downtown Nashville — you’re not paying $30/night to park. Street parking in Hillsboro Village does fill up on busy weekend evenings, particularly around the restaurant district, but your residential side streets will have space. If you’re not driving in Nashville (which is a reasonable choice), rideshare pickup and dropoff is easy from the property address.
Getting Around
Nashville is fundamentally a driving city, but Bluebird’s location gives you more non-car options than most properties in the metro. Walk the Belmont University campus — it’s open and pleasant, with 19th-century mansion architecture and manicured grounds. Then wander the 21st Ave S strip through Hillsboro Village. Browse the shops. Get oriented. Nashville moves slowly in the morning and you should too.
Drive or rideshare to Arnold’s Country Kitchen (605 8th Ave S) for a meat-and-three lunch while it’s still open — they close mid-afternoon and run out of food, so don’t dawdle. This is a James Beard Award-winning cafeteria and one of the defining Nashville food experiences. This is Nashville’s most concentrated independent shopping neighborhood and it’s at its best in the afternoon before the dinner crowds arrive.
Either Martin’s Bar-B-Que Joint in 12 South for a full-on whole hog barbecue experience, or Brown’s Diner back in the Village for a no-fuss cheeseburger and a cold beer. Both are correct answers. Martin’s is the bigger experience; Brown’s is the better story.
