It’s one of the few streets in Nashville where you can roll out of bed, grab a croissant, browse a boutique, take a dozen Instagram-worthy photos, eat an exceptional dinner, and close out the night at a proper cocktail bar — all without moving your car once. That’s not an accident. It’s a neighborhood that has spent two decades curating itself into something genuinely special.
The blocks between Linden and Kirkwood are lined with restored bungalows converted into shops, restaurants, and bars. Murals break up the brick facades. Flower trucks set up on weekends. People sit on stoops with coffee cups. Dogs are walked at all hours. It has the feel of a village that happens to be three miles from the honky-tonks of Lower Broadway — close enough to get there in ten minutes, far enough to feel like an entirely different city.
Wisteria 12South puts you directly inside all of it. Step off the lanai and you are a short walk from some of Nashville’s most talked-about restaurants. The neighborhood shops and murals are essentially your front yard. And when you want more — The Gulch’s rooftop bars, Vanderbilt’s campus, Belmont University’s neighborhood, Hillsboro Village’s laid-back vibe — all of it is within easy reach.

If you’ve seen Nashville on Instagram, you’ve probably seen 12 South without knowing it. The neighborhood is home to some of the most photographed walls in the city, and they’re all walkable from your front door.
The “I Believe in Nashville” Mural
The original I Believe in Nashville mural — the one that started the whole phenomenon — sits at 2700 12th Ave S, a few blocks up from the commercial strip. Created in 2012 by artist Adrien Saporiti, it has appeared on Instagram over a million times. Three bold colors, four simple words, and the colors of the Tennessee state flag. It’s worth a visit for the history alone, but you’re also going to want a photo.
The Draper James Wall
Right across from Draper James at 2608 12th Ave S, you’ll find the boutique’s signature blue-and-white striped exterior mural — clean, preppy, and absolutely wall-of-fame worthy. The two murals (Draper James wall + I Believe in Nashville mural facing it across the alley) are steps apart, so you can knock out both in one stop.
More Along the Strip
As you walk north and south on 12th Avenue, keep your eyes open — there are floral murals, local artist installations, and painted building facades scattered throughout. The neighborhood adds new pieces regularly. On weekends between March and November, look for Amelia’s Flower Truck at 2601 12th Ave S, parked in front of imogene + willie, with a gorgeous floral trailer backdrop behind it.
Timing tip: Golden hour on 12th Avenue is genuinely magical — the light hits the brick facades and the wisteria in a way that’s hard to replicate. If photos matter to your group, plan a walk for late afternoon.
Best Shopping in 12 South Nashville
This strip has evolved from a single boutique drag into one of the best walkable shopping destinations in the South. You won’t find a mall here — what you’ll find is a curated mix of independent boutiques, lifestyle stores, and a few Nashville institutions worth going out of your way for.
Reese Witherspoon opened her Southern lifestyle brand’s flagship right here on 12th Avenue. The shop carries the full Draper James line — clothing, home goods, gifts — in the brand’s signature preppy Southern aesthetic. It’s also right next to the mural cluster, so combine the two. 2608 12th Ave S.
Founded by Holly Williams — singer-songwriter, granddaughter of Hank Williams Sr., daughter of Hank Williams Jr. — in a restored old gas station on Granny White Pike. She describes it as “a general store for the modern-day tastemaker.” Bloody Mary mixes, leather bags, home goods, apothecary, dog treats. It’s a great edit of beautiful things. 2908 12th Ave S.
Beyond those two, the strip has a healthy collection of independent boutiques — imogene + willie (custom denim, Nashville institution), H. Audrey (also Holly Williams, fashion-forward women’s clothing), and a rotating cast of homeware, jewelry, and lifestyle shops. Allow more time than you think you need. These blocks reward browsing.

Best Restaurants in 12 South Nashville
The dining scene in 12 South has gotten genuinely excellent over the past decade. It’s no longer just neighborhood spots — there are restaurants here that people drive across Nashville (and fly into Nashville) specifically to eat at. Start with these.
Urban Grub — An Owner’s Personal Recommendation
Urban Grub (2506 12th Ave S) is the kind of restaurant that sounds almost too good to be a neighborhood spot — and yet here it is, right in your backyard. The indoor-outdoor setting is beautiful: exposed timber, string lights, the energy of a place that takes its food seriously but doesn’t take itself too seriously.
Here’s what to order: the double cut pork chop with smoked peaches. At $48, it’s big enough to share — and you should, because this is one of the best things on the menu. Agave, grain mustard, fresh smoked peaches — it’s a Nashville summer on a plate. Order it, cut it down the middle with someone you like, and thank us later.
Also: Urban Grub brunch is fantastic. If you’re here for a weekend trip and only have one brunch reservation in 12 South, this is it. Come for the cocktails and stay for the wood-fired everything.
The Nashville outpost of Chicago’s beloved Sushi-san landed at Ashwood 12 South (2212 12th Ave S) and immediately became a reservation you need to plan ahead for. Master Sushi Chef Kaze Chan runs a tight, excellent menu with binchotan-roasted meats alongside the sushi program. The sake and Japanese whisky list is serious. But do not skip the walk-up soft serve window — available Monday–Thursday 3–10pm, Friday–Sunday 11am–10pm. You can get a cone without a reservation. Get a cone.
The OG neighborhood watering hole — open since 2006, which makes it practically ancient in Nashville restaurant years. 2318 12th Ave S. Great rotating craft beer, solid cocktail program, kitchen serves all day. The thing you have to order: the fruit tea. It’s become a 12 South rite of passage, and the Taproom does it right. Casual, welcoming, genuinely local. Happy hour deals are generous — check days and times before you go.
You’ve seen the photo. Now you need the donut. Five Daughters’ legendary 100-layer donuts are made with non-GMO, locally sourced ingredients and come in flavors that rotate seasonally. The 12 South location is at 1110 Caruthers Ave — slightly off the main strip, totally worth it. Open 7am daily (8am on Sunday). Go early; popular flavors sell out.
A small-batch bakery and day dining restaurant at 2407 12th Ave S, open Tuesday–Sunday from 8am. The walk-up counter does croissants, coffee, and pastries. The dining room does a full chef-driven brunch menu all week long. It’s the right pace for a slower morning — no rushing, good pastries, good people watching out the window. Reserve a table if you’re coming with a group.
A Note on Ocean Prime
Ocean Prime — the acclaimed fine-dining seafood and steakhouse concept — has just opened in Nashville Yards (990 Signal Crossing), a short drive from 12 South toward downtown. If your trip calls for one proper splurge dinner, this is a strong candidate: white tablecloth service, an exceptional wine list, and the full Ocean Prime treatment that’s made it a national name in upscale dining.

The neighborhood has plenty more beyond this list. Frothy Monkey is a beloved local coffee and all-day dining spot a few blocks away — excellent for a laid-back breakfast. Epice brings Lebanese-Mediterranean cooking to the strip. bartaco does casual tacos and margaritas with a fun outdoor vibe. Edley’s BBQ is proper Nashville barbecue, no frills required.

New in 12 South Nashville
The neighborhood is in the middle of a new wave of arrivals at the Ashwood 12 South development (2212 12th Ave S), and the two announcements generating the most conversation are worth knowing about before you arrive.
Chicago’s iconic upscale diner — home to what many consider one of the best burgers in America — is coming to Ashwood 12 South in fall 2026. The Nashville location will occupy about 5,000 square feet with both indoor dining and a patio. If you miss it on this trip, put it on the list for next time.
Nashville’s first Sweetgreen is now open in The Gulch (341 11th Avenue South) — the clean, seasonal salads and grain bowl chain that turned the fast casual category on its head. A short ride from Wisteria, it’s a solid option when you want something lighter between bigger meals or need a fast lunch before a show.
Best Bars & Drinks in 12 South Nashville
The 12 South nightlife scene is quieter and more refined than Broadway — which is absolutely a selling point. These bars attract a crowd that came for the cocktail list, not the party bus. It makes for genuinely good nights.
The Chloe is a 19-room boutique hotel in neighboring Hillsboro Village — the 1920s buildings were once home to Spirit Music and Asylum Records, where Johnny Cash, Joni Mitchell, and Bob Dylan all recorded. Now they house three separate bars, a Creole-meets-Southern restaurant, and a pool. The main bar is the kind of dimly lit, music-playing, cocktail-serious room that Nashville has needed more of. Don’t skip it. 1906 Acklen Ave.
The Taproom earns its place on both the dining and nightlife lists. It’s one of those places where you stop in for one beer and end up staying for three. Tuesday happy hour (2-for-1 drafts and house wine all day) is legendary in the neighborhood. Walk there, walk back.

The Gulch Nashville: Nearby Dining & Shopping
The Gulch sits between 12 South and downtown — fifteen minutes on foot, five minutes by rideshare — and it runs at a different frequency than your neighborhood. This is where Nashville’s skyline views and big-night-out energy live. Three spots that belong on your itinerary:
The rooftop bar atop the Thompson Hotel is one of the best views in Nashville — downtown skyline, golden hour light, cocktails in large-format carafes. Nashville’s most talked-about steakhouse sits in The Gulch with panoramic views of the historic train yards and the downtown skyline. Locust is one of Nashville’s most interesting culinary openings in recent years — a tight, precise menu from a kitchen that clearly knows what it’s doing. It’s the Gulch restaurant you haven’t heard as much about yet, which is part of why you should go. Reservations recommended.

Getting to The Gulch: Rideshare from Wisteria is typically under 10 minutes and under $12 each way. Walking takes about 15–20 minutes along 12th Ave South — a perfectly pleasant walk in good weather. Don’t drive; parking in The Gulch is expensive and limited.
Wisteria 12South Nashville: What to Know Before You Stay
Parking in 12 South
This is a real thing: parking in 12 South is genuinely limited, especially on weekends. The main commercial strip on 12th Avenue has street parking, but it fills up fast. There are a few small lots near popular restaurants, but don’t count on them being available. The practical move is to use Wisteria’s on-property parking as your base and walk or rideshare everywhere within the neighborhood. For dinner at Urban Grub, the Taproom, or Five Daughters — just walk. You’re that close.
Grocery Options
For full grocery runs, Publix is the closest full-service option — there’s one on 21st Ave S (Hillsboro Village area), about a 5-minute drive. For quick provisions — wine, snacks, grab-and-go breakfast items — The Turnip Truck on Tremont Ave carries local and organic options and is a 12 South neighborhood staple. For specialty items or a slower browse, Whole Foods on West End is worth the short drive.
Getting Around Nashville
12 South is one of Nashville’s most walkable neighborhoods, but the rest of the city is genuinely car-dependent. Broadway and the Lower Honky Tonk district are about 2.5 miles away — a 10-minute rideshare. Geodis Park (Nashville SC’s stadium) is in the neighborhood and practically within walking distance if you’re here for a match. Vanderbilt’s campus and Medical Center are 10–15 minutes by car. For anything east of downtown, use rideshare and budget for a 20–30 minute trip.
Recording History — Dolly’s Studio
12 South and the surrounding area have deep roots in country music recording history. Dolly Parton’s recording studio is in the area — a nod to Nashville’s continuing life as a working music city, not just a tourist destination. You won’t get a tour, but knowing it’s there adds a layer to walks through the neighborhood.
Weather note: Nashville summers are genuinely hot (90s with humidity). The wisteria lanai and side terrace at Wisteria are best enjoyed in the morning or evening during summer months. Spring and fall are peak 12 South weather — the neighborhood is particularly beautiful when the wisteria blooms.
Beyond the Strip
The 12 South District is just the beginning. Within 10–15 minutes of Wisteria, you have access to a full range of Nashville experiences:
Nashville SC’s home stadium is one of the largest soccer-specific stadiums in the US — and it’s right in the neighborhood. Wisteria is one of the most convenient short-term rentals in Nashville if you’re here for a match. Check the Nashville SC schedule when you book.
A few blocks north, Hillsboro Village has a slower, more neighborhood-y energy — great coffee shops (including Fido, a Nashville institution), local restaurants, and the Belcourt Theatre for independent films. It’s an easy walk from 12 South and a different vibe worth exploring.
One of Nashville’s major music business universities sits a five-minute walk from the property. The beautiful campus blends into the residential streets around it and is worth a wander if you’re interested in the city’s music infrastructure.
Vanderbilt University and its adjacent medical center complex are a short drive from 12 South — relevant for travelers in Nashville for medical visits, those visiting students, or anyone wanting to explore the West End neighborhood around campus.
A Weekend Flow at Wisteria
You don’t need to follow this to the letter — Wisteria’s neighborhood rewards wandering. But if you’re planning ahead, this is a good skeleton to hang the weekend on.
Get settled. Open the wine you picked up on the way in. Walk down to the 12 South Taproom for a casual first night — order the fruit tea, try a beer, decompress from the drive or flight. This is not a night for reservations. It’s a night for getting the lay of the land. Walk the strip after dinner. The murals look good at night.
Walk to Buttermilk Ranch for pastries and coffee. Order from the counter if you want to be in and out, or take a table if you have time. Then walk the length of 12th Avenue — browse White’s Mercantile, stop at Draper James, get your mural photos done while the light is still good. Stop at Five Daughters Bakery on the walk back.
Come back to Wisteria. The side terrace and lanai are made for this hour — whatever you bought from White’s Mercantile, a glass of something cold, a book if that’s your speed. This is not a city that slows down much, and Wisteria is genuinely a place to breathe. Then head out for an early dinner reservation.
Make a reservation at Urban Grub. Order the double cut pork chop with smoked peaches and share it with someone. Get cocktails. Linger. This is a dinner-first restaurant, not a turn-and-burn operation, and it deserves the full experience.
Rideshare to L.A. Jackson rooftop. Get a table if you can, Chambongs if the group is into it, and watch the downtown skyline turn gold then dark. If the energy calls for more, Kayne Prime‘s bar is a short walk for a nightcap. Rideshare home — 10 minutes.
Sleep in. Then walk to Urban Grub brunch or Buttermilk Ranch again (if yesterday’s pastry was as good as it should have been). Before you head out, stop at Sushi San’s soft serve window if it’s open — one last 12 South moment.
If you have the afternoon, visit The Chloe in Hillsboro Village for a cocktail in the garden — it’s one of those spaces that makes you wish every city had something like it. Then head home with a proper Nashville weekend under your belt.
