RENTAL AGREEMENT & HOUSE RULES
RENTAL AGREEMENT
This Rental Agreement (“Agreement”) is made and effective {BBKDT} (“Agreement Date”) between {MYCOFULL} (“Owner and/or Manager”) and {CFULL} (“Guest”) regarding the property known as {PDISPNAME} (“Rental Property” or “Property”), located at:
{PADDRM}
This Agreement applies to Guest’s stay from {BARR} to {BDEP}, including any modified dates resulting from reservation changes.
This Agreement applies to all members of Guest’s party, regardless of age or affiliation. Guest acknowledges full responsibility for sharing this Agreement and ensuring compliance by all persons permitted onto the Property.
In consideration of rent received and mutual promises herein, Owner leases the Property to Guest subject to the following terms.
GENERAL TERMS
Guest agrees to comply with all rules herein and those posted at the Property. Obligations include maintaining the Property in a clean, safe, and sanitary condition and refraining from illegal or commercial use. Any material breach results in immediate termination without refund.
Occupancy may not exceed the maximum stated in the listing or confirmation without prior written approval. No parties, events, fraternities, civic groups, or subletting. Violations result in expedited eviction without refund.
Guest grants Owner permission to enter the Property for inspection, maintenance, repair, or emergencies with reasonable notice when practicable.
CANCELLATION POLICY & TRAVEL INSURANCE (INITIAL REQUIRED)
All cancellations follow the policy selected at booking:

Guest acknowledges:

No refunds are issued for shortened stays, no-shows, date changes outside refund windows, travel delays, weather, illness, or other personal circumstances.
PAYMENTS & SECURITY DEPOSIT

Total Paid as of {BBKDT}: {BTPAY} / {BTPAYPCT}
For non-Airbnb bookings, remaining balances are automatically charged per schedule. Failure to pay results in cancellation without refund.
A Security Deposit Hold of {BSDAMT} is placed {BSDRS} day(s) prior to arrival and released within five (5) business days after checkout if no damages or violations occur. Holds are not charges unless deductions apply.
Deductions may include cleaning, trash removal, missing or damaged items, repairs, or service calls. Guest agrees to pay any excess damages within five (5) business days.
NOT SUITABLE FOR CHILDREN (INITIAL REQUIRED)
This Property is not suitable for children and is not child-proofed.
The Property contains inherent safety risks including stairs, elevated areas, hard surfaces, and hot tub/pool features. No child safety equipment is provided.
By booking, Guest acknowledges:
The Property is not designed or permitted for children
Guest assumes full responsibility and liability for any minor present despite this disclosure
Owner bears no liability for injuries involving minors
Violation may result in immediate termination without refund.

HOT TUB / POOL RULES (INITIAL REQUIRED)
The hot tub/pool is professionally prepared, tested, and documented prior to arrival.
Strict Rules:
Temperature must remain at or above 100°F at all times
Never used as a pool regardless of weather or season
No soaps, shampoos, oils, lotions, glass, or metal
No pets permitted
No glass in or around the hot tub
Usage is at our own risk. You are solely responsible for the proper use, operation , and safety of all guests
Lowering temperature below 100°F causes salt system failure and multi-day outages.
Condition, temperature, and chemicals are documented before and after each stay.
Guest is financially responsible for all misuse, damage, service calls, repairs, water replacement, or guest refunds.
Use is at Guest’s sole risk. Listing is Not Suitable for Children.

HOUSE RULES
PRIMARY GUEST & ID REQUIREMENT
Booking Guest must be present for entire stay
Must be 21+
Government-issued photo ID and signed Agreement required
Failure to complete ID verification or sign Agreement results in no access and cancellation per policy
NO THIRD-PARTY BOOKINGS
Reservations may not be made on behalf of others.
OCCUPANCY
Maximum occupancy: {PMAXGUESTS}
No unauthorized guests at any time.
NO PARTIES / EVENTS
Violations result in:
Immediate termination
No refund
Minimum $500 fine
CHECK-IN / CHECK-OUT

Late departures: $50 per half-hour plus damages
PARKING
Designated parking in the driveway or free street-parking directly in front of the home only. No responsibility for towing, booting, or damage.
NO PETS
Undisclosed pets incur:
$300 minimum fee
HEPA cleaning
Possible termination without refund
QUIET HOURS
10:00 PM – 8:00 AM
No amplified outdoor sound at any time.
SECURITY CAMERAS
Exterior only. No interior cameras. Tampering results in termination without refund.
NO SMOKING / DRUGS
Smoke-free property (including vaping). Violations result in:
$500 fine
Immediate termination without refund
FURNITURE & CARE
No moving furniture. Damage checks after each stay.
LINENS & CLEANING
Use makeup towels, do not flush wipes of any kind (even if they say flushable)
Cleaning beyond standard turnover due to unreasonable mess, stains, spills, odors, biohazard/bodily fluids, glitter/confetti, improper trash disposal, or conditions requiring additional time, labor, or specialized treatment. Additional fees may apply.
$100–$250+, or full replacement cost
Stained linens: $25 laundry + replacement
NO COMMERCIAL USE
Written approval required.
INTERNET
Provided as a convenience; not guaranteed.
TEMPORARY USE ONLY
No mail delivery. Not a residence.
LIABILITY & LEGAL
Guest assumes all liability for injuries, damages, or losses and agrees to indemnify Owner. Guest certifies they are the authorized cardholder and will not dispute valid charges.
ERRORS & OMISSIONS
Information is deemed reliable but not guaranteed. In case of conflict, this executed Agreement controls.
FINAL ACKNOWLEDGMENT
By completing this reservation, Guest confirms:

Responsibility accepted for all occupants
Compliance with all laws
